No water this morning? See the price before the truck rolls.

Tell us the pump, how deep it hangs and whether the tank is going too. You get a real price range for a pump replacement in about a minute, and we check that it really is the pump before we pull it.

What we do

Pumps, tanks, new wells and the calls with no water

The service call is inside every pump price we give, and we tell you what failed before we replace anything.

Priced on this page

Well pump replacement

Submersible and jet pumps, the drop pipe and wire, a new pressure tank and a constant-pressure controller.

Most asked for

Pressure tanks

A waterlogged tank makes the pump start and stop constantly, which is often what killed the old pump.

Even pressure

Constant-pressure controllers

The same pressure in every shower, and a gentler start for the pump.

Site visit

New well drilling

Priced per foot after we look at the site and the neighboring well logs, with the county permit first.

Site visit

No water, low pressure or an inspection

When the cause is not known yet, we find it before anybody prices a repair.

After the work

Water testing

Bacteria and nitrate from a certified lab, and a copy of the report for your records.

How we price

A number before the pump comes up

The form at the top of this page uses our real rates. It shows a range rather than a single number because the depth on paper and the depth in the ground do not always agree.

Tell us about the well

The pump, how deep it is set, the drop pipe, the tank, a controller and how soon the water has to be back on.

See the range

Midpoint plus or minus 12%. Our $295 service call is inside that number, never added at the door. Jobs under our $1,400 minimum quote at the minimum. Anything over $12,000 gets a visit instead of a number.

We test and confirm

We confirm it is the pump, give you the price in writing and get the water back on. Travel is priced from your ZIP. The price is the same in any month.

Service area

Based in Front Royal. We say what the trip costs before we make it.

Your ZIP code sets the travel line on your estimate. Valley roads are long, so we put the drive on the page.

Notes for anyone evaluating the demo
  • Priced path. Pick Well pump replacement, then: Submersible, 1/2 to 1 horsepower, 250 feet, new drop pipe and wire Yes, New 44-gallon tank, controller No, This week is fine, water test Yes. Use ZIP 22630. The live pricing engine returns $4,140 – $5,268. The $295 service call, the $1,350 pump, 250 feet at $6, the $650 tank and the $125 test make $3,920; the new pipe and wire is +20%, so the midpoint is $4,704.
  • The urgency answer. The same job with No water now: tonight or this weekend pools to +45%: $5,002 – $6,366. It is the one percentage the homeowner chooses, and it is said in her words.
  • Two other pumps. A jet pump in a shallow well, nothing else: the work is $1,045 with the service call, under the $1,400 minimum, so it quotes $1,400 – $1,568. A 1.5 to 2 horsepower pump at 400 feet with an 86-gallon tank, a controller and the test: $7,096 – $9,032.
  • Travel zone. The priced path with ZIP 20186 (Warrenton) adds the outer ring’s flat fee: $4,250 – $5,408. ZIP 22030 (Fairfax) falls to the catch-all: $4,566 – $5,812.
  • Over the ceiling. The biggest pump at 800 feet with every add-on and no water tonight: the midpoint is $13,224, over the $12,000 ceiling, so the widget routes to “we’ll take a proper look”.
  • The text-back asks one thing first. On this account every CallMitt message asks whether the caller has water at all, because a household with none is the call that cannot wait until Monday. The after-hours and weekend messages say the office reads them rather than promising a time.
  • Out of area. Use ZIP 99901. The visitor gets a polite decline instead of a price, and the lead is still captured.
  • Routing mode. Pick New well drilling. That service is in site-visit mode, so it never shows a price at all; the visitor sees “we like to see it first”. None of its questions carries a pricing rule, which the widget still validates and still records.
  • Routing mode. Pick No water, low pressure or an inspection. That service is in site-visit mode, so it never shows a price at all; the visitor sees “we like to see it first”. None of its questions carries a pricing rule, which the widget still validates and still records.
  • The photo question carries no rule. Photos never move the price — the engine skips them entirely. Nothing is uploaded either: on a demo the visitor can tick “I have photos I can send” and the lead records “Has photos to send, not uploaded”, which is the owner’s cue to ask for pictures on the callback. Attaching the image itself is on the roadmap.
  • The missed-call text-back. The CallMitt page replays which of five messages a missed caller would get and why. Straight about where it stands: the texting number is not live and no registration is filed yet, and the forwarded-call hook waits on that number, so today the missed call is logged by hand and the reply becomes an outbox row marked queued. It is not delivered, and a queued row that is still sitting there an hour later is retired rather than sent. The rules, the hours, the weekend, holiday and vacation branches, the quiet hours and the opt-out handling are all built and running now.
  • The widget’s color matches this site because the account’s key carries a theme color; the same script on an agency’s client site would carry the agency’s color.
