What we do

Re-coats, repairs and plaster inside the house

Washing, masking, routing the cracks and protecting your plants are in every re-coat price we give.

Stucco re-coat and color coat

A fog coat, an elastomeric coat or a new acrylic finish over sound stucco, by the square foot of wall.

Most asked for

Elastomeric coating

A thick, flexible coat that bridges hairline cracks and keeps the color for years.

A new look

Acrylic finish coats

A new texture and an integral color, so there is no paint to peel.

How we price

A number before the scaffold goes up

The form at the top of this page uses our real rates for re-coating sound stucco. It shows a range rather than a single number because what the moisture meter finds is something we only learn at the wall.

Tell us about the house

Square feet of stucco, the finish, how many stories, the cracks you can see, the trim bands and the windows. The same questions we ask on the phone, answered in a minute.

See the range

Midpoint plus or minus 10%. Jobs under our $2,500 minimum quote at the minimum. Anything over $45,000 gets a visit instead of a number.

We check and confirm

We check the walls for moisture and confirm the price in writing. Travel is priced from your ZIP. A cold snap moves the date rather than the price: we do not coat below the temperature the manufacturer allows.

Service area

Based in Ashburn. We say what the trip costs before we make it.

Your ZIP code sets the travel line on your estimate, so the drive is on the page before we make it.

Notes for anyone evaluating the demo
  • Priced path. Pick Stucco re-coat and color coat, then: 2400 square feet, Elastomeric coating, Two stories, 6 cracks, 120 feet of trim bands, 18 windows and doors, plantings Yes. Use ZIP 20147. The live pricing engine returns $16,205 – $19,806. 2,400 square feet at $4.25, six cracks at $65, 120 feet of trim at $12, 18 openings at $25 and the $200 for the plantings make $12,680; elastomeric +30% and two stories +12% pool to +42%, so the midpoint is $18,005.60.
  • The finish is the lever. The same house with a fog coat pools to +12%: $12,781 – $15,622. A new acrylic finish coat pools to +57%: $17,917 – $21,898. A 1,600 square foot ranch with a fog coat, two cracks and twelve windows: $6,507 – $7,953.
  • Minimum floor. 300 square feet, fog coat, one story, no cracks, 2 openings: the work is $1,325, under the $2,500 minimum, so it quotes $2,500 – $2,750.
  • Travel zone. The priced path with ZIP 22030 (Fairfax) adds the outer ring’s flat fee: $16,318 – $19,944. ZIP 21401 (Annapolis) falls to the catch-all: $17,240 – $21,071, the percentage first and then the flat fee.
  • Over the ceiling. 6000 square feet, a new acrylic finish, three stories, 20 cracks, 400 feet of trim and 40 openings: the midpoint is $55,760, over the $45,000 ceiling, so the widget routes to “we’ll take a proper look”.
  • Why there is no winter rate. Several demos on this platform run a winter discount. This one deliberately does not: stucco and finish coats have a temperature floor for application and curing, so a published winter price would advertise work the crew should be rescheduling. The disclaimer says the date moves, not the price.
  • Out of area. Use ZIP 99901. The visitor gets a polite decline instead of a price, and the lead is still captured.
  • Routing mode. Pick Stucco and EIFS repairs, cracks and moisture. That service is in site-visit mode, so it never shows a price at all; the visitor sees “we like to see it first”. None of its questions carries a pricing rule, which the widget still validates and still records.
  • Routing mode. Pick Interior and Venetian plaster. That service is in site-visit mode, so it never shows a price at all; the visitor sees “we like to see it first”. None of its questions carries a pricing rule, which the widget still validates and still records.
  • The photo question carries no rule. Photos never move the price — the engine skips them entirely. Nothing is uploaded either: on a demo the visitor can tick “I have photos I can send” and the lead records “Has photos to send, not uploaded”, which is the owner’s cue to ask for pictures on the callback. Attaching the image itself is on the roadmap.
  • The missed-call text-back. The CallMitt page replays which of five messages a missed caller would get and why. Straight about where it stands: the texting number is not live and no registration is filed yet, and the forwarded-call hook waits on that number, so today the missed call is logged by hand and the reply becomes an outbox row marked queued. It is not delivered, and a queued row that is still sitting there an hour later is retired rather than sent. The rules, the hours, the weekend, holiday and vacation branches, the quiet hours and the opt-out handling are all built and running now.
  • The widget’s color matches this site because the account’s key carries a theme color; the same script on an agency’s client site would carry the agency’s color.
