Flat walls, priced by the square foot, before anyone drives out.

A basement to finish or a hole the doorknob made: tell us the square feet, or count the patches. You get a real price range in about a minute. Then we look and confirm it in writing.

What we do

Whole rooms, patches and everything that is not quite flat

Board, mud, tape, corner bead and the sanding are in every price we give. Framing, insulation and painting are not.

Priced on this page

Hang, tape and finish

Basements, additions and garages by the square foot of wall and ceiling, with the finish level, the ceiling height and the texture moving it.

Patches and repairs

Priced by the hole, with the trip inside the number. A patch takes two or three visits for the mud to dry, and that is in the price.

Most asked for

Basement finishing

Board hung on your framing, taped, finished and sanded ready for primer.

The fussy part

Texture matching

Orange peel and knockdown sprayed to match what is already on the wall.

Site visit

Popcorn ceilings

In a house built before the 1980s the texture is tested for asbestos before anyone scrapes it. We come and look first.

Site visit

Water damage

A wet ceiling is only worth fixing once the leak is. We look at what is wet behind the board before we price it.

How we price

A number before the first sheet goes up

The form at the top of this page uses our real rates. It shows a range rather than a single number because the framing and the corners are things we settle when we see them.

Tell us about the space

Square feet of wall and ceiling, the finish, the ceiling height, the texture and any special board. For a repair, count the holes and say how big the biggest one is.

See the range

Midpoint plus or minus 10%. Jobs under our $1,100 minimum quote at the minimum. Anything over $30,000 gets a visit instead of a number.

We look and confirm

We look at the space, confirm the price in writing and book the hang and the finish coats. Travel is priced from your ZIP. The price is the same in any month.

Service area

Based in Manassas. We say what the trip costs before we make it.

Your ZIP code sets the travel line on your estimate, so the drive is on the page before we make it.

Notes for anyone evaluating the demo
  • Priced path. Pick Hang, tape and finish, then: 1100 square feet of wall board, 600 of ceiling, Level 4, ready for paint (standard), 8 feet, Smooth, Some, in a bathroom or laundry, haul-away Yes. Use ZIP 20110. The live pricing engine returns $4,446 – $5,434. 1,100 square feet at $2.40, 600 at $3.10 and the $250 clean-up make $4,750; the bathroom board is +4%, so the midpoint is $4,940.
  • The finish level is the lever. The same basement at Level 5, skim coat over everything pools to +29%: $5,515 – $6,740. A garage at Level 3 with fire-rated board on the house wall, 480 square feet and 9-foot walls, nets the three percentages to +2%: $1,287 – $1,573.
  • The second priced service, and the one with a trip charge. Pick Patches and repairs: 3 spots, the biggest Up to 2 feet across, no water stain, Orange peel, ZIP 20110. $557 – $754, and the $195 trip charge is inside that number: it is the service’s base fee, added once. One fist-sized hole on a smooth wall floors at the service minimum: $295 – $339. The same three spots in Arlington (22201) add the outer ring’s fee: $621 – $840.
  • Travel zone. The priced path with ZIP 22030 (Fairfax) adds the outer ring’s flat fee: $4,514 – $5,517. ZIP 21401 (Annapolis) falls to the catch-all: $4,759 – $5,816.
  • Over the ceiling. 6000 square feet of wall, 2500 of ceiling, Level 5, vaulted, knockdown and fire-rated board: the midpoint is $36,064, over the $30,000 ceiling, so the widget routes to “we’ll take a proper look”.
  • Out of area. Use ZIP 99901. The visitor gets a polite decline instead of a price, and the lead is still captured.
  • Routing mode. Pick Popcorn ceilings and water damage. That service is in site-visit mode, so it never shows a price at all; the visitor sees “we like to see it first”. None of its questions carries a pricing rule, which the widget still validates and still records.
  • The photo question carries no rule. Photos never move the price — the engine skips them entirely. Nothing is uploaded either: on a demo the visitor can tick “I have photos I can send” and the lead records “Has photos to send, not uploaded”, which is the owner’s cue to ask for pictures on the callback. Attaching the image itself is on the roadmap.
  • The missed-call text-back. The CallMitt page replays which of five messages a missed caller would get and why. Straight about where it stands: the texting number is not live and no registration is filed yet, and the forwarded-call hook waits on that number, so today the missed call is logged by hand and the reply becomes an outbox row marked queued. It is not delivered, and a queued row that is still sitting there an hour later is retired rather than sent. The rules, the hours, the weekend, holiday and vacation branches, the quiet hours and the opt-out handling are all built and running now.
  • The widget’s color matches this site because the account’s key carries a theme color; the same script on an agency’s client site would carry the agency’s color.
