What we do

Testing, removal and the paperwork in between

Containment, air filtration, disposal and the notices the state requires are in every removal price we give.

Priced on this page

Asbestos removal

Popcorn ceilings, floor tile and mastic, joint compound and pipe insulation, priced by the foot, with the test added if you need it.

Most asked for

Popcorn ceilings

Tested, sealed off, wetted and scraped, then the ceiling left ready for the drywall crew.

Under the carpet

Old floor tile and mastic

Nine-inch tiles and the black glue under them, removed wet so nothing goes in the air.

In the basement

Pipe insulation

The white or gray wrap on old heating pipes, removed in a glove bag or a full containment.

Site visit

Lead paint, vermiculite and anything else

Lead paint, vermiculite in the attic and anything we have not named. We inspect first.

First step

Inspection and lab test

An independent inspector takes the samples, so the people testing are not the people removing.

How we price

A number before anyone touches it

The form at the top of this page uses our real rates. It shows a range rather than a single number because the test result and the inspector’s count are what settle it.

Tell us what you have

The material, how many square feet or feet of pipe, whether a lab has tested it, whether you will be living there during the work and where it is.

See the range

Midpoint plus or minus 12%. Jobs under our $1,500 minimum quote at the minimum. Anything over $25,000 gets an inspection instead of a number.

We inspect and confirm

The inspection confirms what it is and how much. We confirm the price in writing and file the notices. Travel is priced from your ZIP.

Notes for anyone evaluating the demo
  • Priced path. Pick Asbestos removal, then: 1200 square feet, Popcorn or textured ceiling, 0 feet of pipe, Yes, the lab report says it contains asbestos, Yes, we will be living there, In a room or a basement with headroom, clearance test Yes. Use ZIP 21061. The live pricing engine returns $8,057 – $10,255. 1,200 square feet at $6.50 and the $375 clearance test make $8,175; an occupied house is +12%, so the midpoint is $9,156.
  • No lab report yet. Answer Not yet: add an independent inspection and lab test and $475 joins the dollars: $8,525 – $10,851. The disclaimer says that if the test comes back clean she pays for the test and nothing else.
  • Two smaller jobs. 500 square feet of floor tile and mastic in an empty house: $3,509 – $4,466. 120 feet of pipe insulation in a crawl space: $3,317 – $4,221.
  • Minimum floor. 40 feet of pipe insulation, untested, empty house, no clearance test: the work is $1,355, under the $1,500 minimum, so it quotes $1,500 – $1,680.
  • Travel zone. The priced path with ZIP 21204 (Towson) adds the outer ring’s flat fee: $8,167 – $10,395. ZIP 22201 (Arlington) falls to the catch-all: $8,680 – $11,047.
  • Over the ceiling. 2500 square feet of joint compound plus 200 feet of pipe in a crawl space with the family at home: the midpoint is $33,009.25, over the $25,000 ceiling, so the widget routes to “we’ll take a proper look”.
  • Out of area. Use ZIP 99901. The visitor gets a polite decline instead of a price, and the lead is still captured.
  • Routing mode. Pick Lead paint, vermiculite and anything else. That service is in site-visit mode, so it never shows a price at all; the visitor sees “we like to see it first”. None of its questions carries a pricing rule, which the widget still validates and still records.
  • The photo question carries no rule. Photos never move the price — the engine skips them entirely. Nothing is uploaded either: on a demo the visitor can tick “I have photos I can send” and the lead records “Has photos to send, not uploaded”, which is the owner’s cue to ask for pictures on the callback. Attaching the image itself is on the roadmap.
  • The missed-call text-back. The CallMitt page replays which of five messages a missed caller would get and why. Straight about where it stands: the texting number is not live and no registration is filed yet, and the forwarded-call hook waits on that number, so today the missed call is logged by hand and the reply becomes an outbox row marked queued. It is not delivered, and a queued row that is still sitting there an hour later is retired rather than sent. The rules, the hours, the weekend, holiday and vacation branches, the quiet hours and the opt-out handling are all built and running now.
  • The widget’s color matches this site because the account’s key carries a theme color; the same script on an agency’s client site would carry the agency’s color.
